上个周末，去看了一些房子。
看了4间排屋，竟然给我们看到2间很美丽的屋子。
2间都是报价600K，只是地点不同。
一间是Free Hold，一间是 Leasehold。
真正吸引了我们的，是Leasehold 那一间。
结果这2天在考虑的过程，非常痛苦。
因为很喜欢那间排屋。
本来我们的打算是这样的，
买下一间排屋，出租2间房间。
收取RM1200 的租金。
只要每月供款在RM2000以下，我们就可以继续负担少过RM800 的房子开销。
可是吸引我们的房子，却超过了这个价格，而且也不能收取RM1200 的租金。

毕业后，要做的事情，都是在英国的那段时间决定的。虽然我用了4年时间来完成工程学士，可是我却在毕业后，只用了它3个月。过后，我都是没有打工。
虽然在毕业后，决定不要受雇佣，可是我在英国念书的2年多时光，都是在餐馆做工。可以说是全职的工作。有时甚至为了工作，隔天没有去上课。
每天放学后，我都是乘搭4点多的巴士，赶着去上班。通常都在午夜才下班。
就在那2年多的日子，我每天都想着同一个问题。毕业后，我是否依然喜欢成为一个雇员的生活？是否每天都为了生活需要的资金，准时去上班？
由于自己看了不少Robert Kiyosaki 的书籍，更加对于这样的生活，感到心理不平衡。那一年，忘了是哪一个月。来了一个新的Part Timer。他只在星期六工作一天。他比我年长几年。我们开始从闲聊到熟悉。有一天，我们就聊到了《穷爸爸。富爸爸》的这本书。原来他也是这本书的爱好者。那时，我只是学生，他已经在一家研发电子医疗器材的企业就业，拿着令我羡慕的薪水。星期六来工作，只是打发时间和避免自己出去花钱而已。
更让我惊讶的是他并不满足于自己的稳定、高薪的工作（我是如此认为和羡慕他可以在英国工作）。他竟然也想要创业，拥有被动收入。我们就开始在周末的工作空闲的时间，开始设想许多疯狂的Idea。
结果，他就成为了我人生中的第一位生意伙伴。我们尝试了许多方式，都失败。其中有些是疯狂的想法，例如在夏日的海滩边，售卖Coca Cola。我们在Tesco 买24罐的便宜汽水，零售的价格，可以1赚3。利润非常可观。可惜，因为没有小贩的执照，被当地的议会警告。由于他要白天上班，我就成为跑腿，负责拜访当地市议会，尝试了解申请小贩的过程。结果很不幸的，海滩的一代被规划为Herritage，我们是不被允许售卖任何物品的。汽水只好在夏天时，拿来招呼朋友。
我自己也在Ebay 开始售卖手机。英国的手机竞争很激烈，所以时常有大减价。我都会利用逛街的闲暇时间，了解最新的减价配套。如果没有记错，在英国的两年，我贩卖了20+台手机。曾经有个大马的朋友还询问我，是否可以邮寄大马，他负责在大马兜售。可惜的是，有几个朋友的邮寄都被海关截查和充公，我们只好作罢。
之后，我们也设计了一些双用水喉开关、买卖汽车橡胶、周末摆卖地摊等。全部都失败告终。
我的生意伙伴最后找到了一个方法，就是进口日本汽车。我们结合了3个人的资金，进口了2辆汽车。盈亏各半，而且后来发现有人以集团经营，我们也作罢。经过了几次的教训，我们发现了生意不是只要利润，还要是合法注册和有法律保障的。最后，我们决定设立一家进口公司和买卖20尺、半个货柜的跑车车座。初期资本大约是10千英镑。
时间最多的人，依然是我。我每天只是晚上工作8个小时，早上都是无所事事的。所以一切关于公司注册和进口的条例，都是我的工作。
很幸运的，我就是如此接受了第一次的创业教育。回到大马后，我又很幸运的，接受了第二次的创业教育。3年的过程，的确帮助了我很多。
当地的市议会为了鼓励本地人创立ＳＭＥ，他们会为企业家资助一位生意顾问。对于创业家而言，一切协助，都是免费的。我就是这样得到了一位免费的生意顾问，他是一位特许会计师。每个星期二，我都会和他会面１－２个小时，解决所有开始创业的问题。他也会提供许多我需要的部门联络号码。最重要的是，他教导了我如何规划初期的资本开销，更为我们的生意制定了进度表。一开始，我们３个人都是兼职。所以我们必须知道，要冲击多少的营业额，才可以成为全职的企业家。他也指导了我许多关于税收的制度。英国有个特定的条例，鼓励小型企业家。凡是盈利达到３００，０００英镑一年的公司，都可以获得特别的１９％的税收率。少过或多过５００，０００的公司，都付高税收。英国还有很复杂的Ｎａｔｉｏｎａｌ Ｉｎｓｕｒａｎｃｅ制度 （类似本地的EPF）。如何利用NI 来合法的降低自己要付的税收，也是一门学问。虽然许多细节，我都忘记了。不过，那是我第一次了解富爸爸关于付税的教育。原来收入在右边象限的人，真的可以自由的选择自己要付的税。
在英国，这个问题更明显。个人税收的最高征税率是40% 。所以有些公司的雇员宁可不要老板加薪水。没有亲自体会这些奥妙，很少人可以看到右边的人在税收方面的优势。
就是因为决心要创业，所以我把自己省下来的钱，投入自己的第一家公司。也是因为如此，我错过了和朋友一起Backpack 欧洲的机会。当时，我就在想，有朝一日，我还是会回来欧洲，实现当初没有完成的梦想。当时，也收到银行的Offer，借贷1000英镑，年利息是6.5% 。我也借了这笔钱。这也是我第一次借钱来创业。
世事难以预料，我的签证满了过后，自己决定不再回去英国。所以，我们的生意，到最后也分崩离析。至于投入的资金，我也没有向伙伴要。因为他们的确付出了许多。
经过了在英国的这一段路，虽然没有成功过，不过我自己却找到了我要的人生路。我拒绝了“毕业后，找一份好的工作，赚取稳定的薪水”– 成为雇员的想法。所以，我在大马的过渡期，在工厂就业了3个月，就辞职了。
时间过得很快，就这样5年了。
中间的许多风雨，也是很艰辛的。可是我还是坚持没有回到打工的环境，拒绝了“稳定薪水”的诱惑。
2007年，我面临了另外一个重大的打击。我的事业完全失败，要重新开始。
就在茫然和一切准备从新开始的时候，还好让我遇上了另外一位财务的导师。那就是T。Harv Eker。我只花了半年的时间，就重新创立了我的收入。 同时，也是在那个时候，规划自己的股市投资。自己在股市的最后一次交易，好像是2004年卖出所有的股票。2007年，是自己重新开始认识投资。过后的2年摸索经过，你们都可以从我的部落格和Cari 的分享获知了。
虽然目前的收入，已经是当初受薪的3倍，不过自己还是需要使用时间来换取。没有办法做到被动收入。
不过，我和我的另外一半，都找到了我们愿意终生奉献的事业。只是我们自己没有给机会自己，来发挥最大的潜能。
生意上，我们已经确认了我们的行业。
股市里，我们也找到自己的投资目标。
房产投资，目前我们还正在尝试。
和大家分享这一段，都是鼓励大家多在自己的财务上，继续受教育，尝试改变自己的收入来源。也许你会发现一些不同的事情。
许多时候，要走过了，才知道。要痛过了，才会珍惜。

之前有个报价被屋主拒绝。我们开价ＲＭ１８０Ｋ，屋主决定不卖，也没有告诉我们想要卖多少钱。
２个星期前，我在报章看到同一区的某个单位报价ＲＭ１９５Ｋ。
结果我们２个人，分别被不同的Ａｇｅｎｔ带我们参观这个Ｕｎｉｔ。后来才得知是同一个单位。
屋主这次要价ＲＭ１８５Ｋ。看来他们是急着要卖的。由于屋子的问题，不容易吸引买家，我们决定站稳ＲＭ１８０Ｋ的价格。目前就等待屋主考虑。
经过参观，我们相信这家房子需要２０Ｋ来翻新和购买家私、电器。
购买的手续费要花ＲＭ１０Ｋ。所以总成本大约是ＲＭ２１０Ｋ。
银行估价大约是ＲＭ２００Ｋ，借贷ＲＭ１８０Ｋ。
目前同样单位的成交价大约是ＲＭ２３０Ｋ－ＲＭ２４０Ｋ。
租金是ＲＭ１２００－ＲＭ１４００
取平均ＲＭ１３００。
管理费加杂费，每月ＲＭ２００。
借贷３０年，利率４％，每个月供款ＲＭ８６０。
每月正现金流＝ ＲＭ２６０
借贷３０年，利率５％，每个月供款ＲＭ９６６。
每月正现金流＝ ＲＭ１５４

这项投资的特点是安全空间比较大。
即使ＢＬＲ上涨到８％（借贷利率是BLR-2% = 6% ），租金还是可以维持正数的现金流。

嗨，很久没和你交流了。
看到你对房地产投资渐渐开始掌握，也替你高兴。我本身没有投资房地产，但身边有些人最近都在投资房产，希望以下的意见可以对你有所帮助。
1。你最近举的例子，180K 的公寓，月租 RM1000。其实在公寓投资上来说，并不算是有吸引力的投资。就我所知，月租 RM1000 的公寓，价格低于 150K 的有一大把。因此，我同意八年兄的观点：它的卖价不算便宜。
2。屋租收入必须要考虑到房屋空置率。一般上来说，计算回酬率或现金流时，起码要预算 10% 空置率（大约一年有一个月租不出）。意思是说，租金收入应该减 10%。以你的例子来看，你的 cashflow 随时变为负数。
3。 八年兄说的对，屋租回酬需以 ROI 来看，计算 ROI 需以房产价格为准。当你向银行贷款买屋投资，就是利用财务杠杆。因此，ROI 必须比借贷成本高，才会有利可图。目前，你的房屋 ROI 稍微高于 借贷成本，主要是因为今天的低 BLR 环境。只要BLR 稍微上升 1%，你的这项投资的收入会低于借贷成本。我觉得，margin of safety 太低。
4。 你的贷款期限太长。如果你能够只以15 ~ 20 年的期限贷款，而租金收入仍然可以制造正现金流，这才是真正好的房产投资。期限拉长到 40 年来降低每月供款，这样制造出来的现金流很不稳。而且你的 liability 在未来几年几乎没降低多少，屋价波动绝对会打击你的投资回酬。还是一句话：没有安全边际。
5。公寓管理费，是一个会上升的东西。只要你的租金涨价低于管理费，你的现金流就会被蚕食。
6。 房产价格不会只升不跌的。尤其是公寓，除非你有看到很强的利好因素（比如：将会有新的LRT站、新的highway、有新的 shoping mall、新的公寓管理层 。。。），不然，投资时最好不要对涨价投任何希望。除了刚建好的几年，公寓价格很有可能会不断下跌的。
所谓的”市价“，很多时候是“有市无价“。今天，物主可以低于 “市价” 卖给你，很有可能你以后也被逼以低于 “市价” 转卖（或 refinance）。租金也是，地点再好的，只要旁边多起了一栋公寓，租金下跌在所难免。这点，需要多做功课。
7。还有一个不可忽略的风险（纯粹个人猜测）：我国房地产存在泡沫。其中，这几年的借贷利息不停的下降、loan margin 不断上升（很多发展商与银行合作，贷款 110% 的越来越多）等等，应该是支撑这个泡沫的元凶。利息开始回升时，很可能就是泡沫破裂时。你还没忘记这次金融危机的引爆点吧 —— 美国政府的升息造成房产泡沫的破裂。
